Case Study - Asbestos Inspection

CEA conducted a site walk-through and visual inspection of the interior and exterior portions of the property. Information obtained during a site visit included an inspection of the property for the presence of Asbestos Containing Building Material (ACBM). ACBM is any material or product that contains greater than one percent (1% of asbestos). The inspection consisted of a surficial examination of the property to evaluate and document the presence and condition of suspect asbestos containing material (SACM). No evidence of above ground storage tanks, drums, or containers of other OHM was observed on the subject property during the inspection.

During a visual inspection of the interior and exterior portions of the property, SACM was observed in the building on the subject property in the form of non-friable floor tiles mastic, and ceiling tiles. Laboratory analysis of the SACM samples reported no asbestos at or above one percent (1%). Therefore, no ACBM or OHM was observed at the time of the inspection.

Access to the roof was not gained, therefore, it has not been determined whether any roof flashing material or insulation located on the roof is SACM or not. However, in consideration of the laboratory results of the floor tile, mastic, and ceiling tile samples collected from within the building, it is not likely that any material present outside the building would be ACBM.

Because the SACM samples collected from the site are non-asbestos containing material, a detailed abatement management plan is not required prior to the demolition of the building.
